'HEN' QUESTIONS TO ASK YOUR AGENT

Over the Australia Day holiday we lost a long standing tenant of our backyard. Our black chook 'Yobbi' died of old age. On the eve of the new millenium, our kids had adopted this little chick and brought her back to the city from our family farm. Yobbi was a great chook, an Australian breed (Australorp) bred to be able to weather the harsh conditions in our country.

 On Australia Day we celebrated the many things that make this country great, one of these being our dear Aussie pet. Then, for some reason (as I often tend to do) I got thinking about Real Estate...

 Some people might describe good agents as being “as scarce as hens' teeth”. But that's not true. Some agents are very good (but no hen has teeth).

 And of course, just like every other agent, we at Walter & Irvine think we are good agents. But we would say that, wouldn't we? Trouble is, how do you know that for sure? With every agent telling you that “we are the best,” how do you know which agent to choose?

 Well perhaps you could ask the agent some tough questions, sort of like a "Hens Test Quiz".

 If you are selling your property, here are the 5 best questions you can ask an agent.

  1. How do you plan to get the best price for our property?

     

  2. If you ask me to lower the price of my property, will you lower your commission?

     

  3. If you don't sell my property, will I lose hundreds or thousands of dollars on advertising?

     

  4. If I am not happy with you, can I sack you or am I stuck with you?

     

  5. Do you offer any guarantees? If not, why not?

One more chicken fact... 

If you ever need to replace a chicken in a hen house because one has been taken by a fox or illness has struck, there is a strict method of replacement. You can't just toss the new hen in with the other chickens or they will see it as an invader and a great deal of 'hen pecking' will result. Instead, you must sneak the new hen onto the roost beside the other sleeping hens during the night. When they wake in the morning the other chickens don't notice the newcomer, only thinking, “She must have been here all the time since I didn't see her arrive”. The funny thing is, awakening within this new flock, the new hen herself doesn't even remember she is a newcomer, thinking only, “I must have been here the whole time...”

This is exactly how many people operate in life today. Their eyes are closed to the goings on that may affect them. When selling their home, people often 'turn a blind eye' to the questions and reservations they have about typical methods of selling. They believe that it is safe to sell that way because “It has always been done that way”. Not only is it not safe to sell using typical real estate methods, it is also not as effective!

Our aim at Walter & Irvine is to expose some unethical and ineffective widely used selling methods (in risk of getting a 'hen pecking' from agents who are using these methods) and to offer a safe and BETTER alternative where we can guarantee the best outcome for you.
